Checklist of Commonly Found Defect/Repairs by Home Inspections

Exterior

  • Tree Limbs touching home
  • Leaky and clogged gutters
  • Downspouts not connected. Missing splash blocks at downspouts.
  • Roof issues: Loose, cracked, missing shingles. Plumbing boot vents needing sealing
  • Rotted wood - decks, doors, garage, window sills, soffits
  • Foundation vents blocked with leaves and debris
     

Crawl Space

  • Piers no longer providing support
  • Wood debris
  • Falling/deteriorated insulation
  • Joists improperly cut for pipes, etc.
  • Termite damage
  • Leaks in heating/cooling ducts
  • Excessive moisture and/or fungus
  • Missing vapor barrier

 

Interior

  • Loose door latches. Doors not closing properly
  • Anti-tip device not installed on stoves
  • Windows stuck, not opening
  • Failed window seals
  • Cracked window panes
  • Loose handrails
  • Burned out light bulbs
  • Faulty doorbell
  • Bathroom vent fans terminating in attic instead of outside
  • Functioning smoke and CO2 detectors

 

Electrical

  • 3 prong outlets not grounded
  • Loose outlet receptacles
  • Missing GFCI receptacles
  • Electrical panels not up to code (older homes)
  • Missing switch/outlet covers
  • Missing romex wire connectors on kitchen disposals

 

Plumbing

  • Drips under sinks
  • Loose toilets
  • Shower diverters not working. Leaky shower heads.
  • Faucet stops not holding water
  • “Flex and fit” drain lines below sinks

 

HVAC

  • Drain pans with debris or rusted. Clogged condensation drain
  • Dirty filters
